Pre-approval
Your rate hold has a deadline nobody tells you about
It is not the expiry date. It is the last day an offer can be accepted and still close before it.
A pre-approval holds your rate for 90 to 120 days. The part that catches people is that the hold applies to the day the mortgage funds, not the day you agree to buy. A purchase takes time to close, so the real deadline sits weeks before the date printed on your paperwork — and no lender sends a reminder about it, because it is not in their interest to.
Put your expiry date in below and you get the actual date. Nothing about your income, your credit or your down payment is asked for, because none of it is needed to work this out.
